Offer on a property without viewing

Hi

I am wanting to purchase a house that has just gone on the market, it was up for sale at the start of lockdown and then removed.

It went live on Rightmove on this morning and I am booked in on Wed to view.

We are both chain free and I think the property will sell quickly - I’m tempted to submit an offer today if that’s even possible to do ?

If so how close to asking price would people suggest to offer ? It would be subject to survey

    If you offer immediately it goes on the market and without viewing, I would have thought you would need to offer asking price.

    You can call and offer to the EA in the same way as you would had you completed the viewing and then making an offer.

    It is an unusual situation, but not totally unheard of.  How "hot" is the local market for these types of properties?

    My son bought a house (BTL) unseen as he lives abroad. It all went through without any problems but we did view it before exchange so we could make sure it was OK and have a look at the surrounding area. He has had it 7 years now. Not ideal but it worked for his situation.

    View the house as planned, don't show enjoyment or interest then offer what you think it's worth. We always like to start 5% off asking but for a hot area would go in full asking.

    There is no requirement to ever see the house if you dont want to but there are two risks you are running:

    1) Not being taken seriously by the vendor, the estate agent may even advise them to hold out, and big concerns you'll pull out later after viewing

    2) Come across too eager and therefore likely to be willing to pay more than whatever your offer is

    What are you willing to offer? Unless it's well over asking price then no sensible vendor is going to take an offer without waiting a couple of days for further viewings to see what sort of offers they get. Because no sensible buyer is going to complain at being asked to wait a couple of days.
    Only situation the vendor takes it offer the market is if they get an offer well in excess of what they expected for some reason. Even then they're likely to be curious if they've undervalued it or that buyer is just willing to over-pay. If you wouldn't also be offering well over asking, then you weren't going to get it regardless.

    TBH, I've come across a few cases where sellers get full asking price offers, and they think it's immoral to then ask for more money. So they accept the offer and cancel further viewings.

    They see it as "I asked for £x, you've offered me £x - I can't now change my mind and ask for more than £x."


    (And there are occasionally outraged posters on this board who say "I offered the full asking price, and the seller says they want time to think about it!" - and they threaten to withdraw their offer, etc)

    But different people have different views on this kind of stuff.

    I think if it only went up on Monday, even if they were offered asking price straight away, they'd be crazy to accept that first offer. If it had been up a month maybe, but not after 2 days. I would expect the EA to say that as well.

    Some EA's will market at a competitive price to try and drum up interest with the hope of a bidding war, some will market a bit above giving some wiggle room for negotiation. If it's an area where properties are selling quickly, then getting an asking price offer quickly suggests it's worth waiting at least a few days to see if there is a higher offer.
