  • Personally , I would agree with the previous poster who suggested £295,000.  If everything appears satisfactory. To me that seems like a fair offer in the present market, but of Course I don't know anything about the property ,or the local market.  Good Luck with it anyway..
  • Thank you - I’m hesitant about going in too low as it’s not even on the market yet ( hopefully tomorrow) but I know I’m in a fairly good / strong position too. I just can’t decide what to start off with 🙈😱

    Good luck. You can always come up from a first bid. You can't easily go down (barring things you learn later.)
  • Just from another perspective,  exterior rather than interior " new drive, landscaped back garden." that would have me checking whether the air bricks /  damp proof course was affected, and what lay under any landscaping, eg is any paving solid, are any retaining walls secure.

    An offer of £295,000 if you are not bothered about losing the house is an ok first offee. Although some may dismiss you immediately as wasting their time.

    In the past when we have really wanted a property we have offered near to asking price maybe starting at 5% under asking price and working our way up ifndeclined.

    There is no right or wrong answer to be honest but if you really love the property and don't want to lose it and can afford it go full asking price.

    If £295K doesn’t get it then go in at just below the asking price with the caveat that it comes off the market with no further viewings. 
    If necessary, if unsuccessful and you’re still keen, offer the asking price
