Does a rail station add value

  • Thanks all, if the station does open I think its going to be of a greater benefit to younger teens and non drivers - the bus service has taken a real hit this last year.
I'd only ever use it for work if I was out for drinks afterwards so once or twice a year. Then occasionally London assuming we lived here with it open

It wasn't something I'd really considered until a friend mentioned it awhile back.

They've been talking about reopening the station for decades, but it does have more traction now than ever before.

  • I bought a flat in London in 2017 near a train station which has since increased the frequency of trains into Central London and my flat hasn't gone up in value since.

Someone I know bought a house in a little town with no train station in 2016 for £535k and sold it this year for £975k.

We will be moving in around two to three years, proximity to a rail station with actual (rather than projected) frequencies to a large city would attract us to short list and view but it wouldn’t make us pay significantly more than a similar property further away from a railway station. As others have said being too close is a real problem too, it actually mean we wouldn’t even view a property, there’s numerous stations in our general area where street parking is a major problem for residents walking distance away due to inadequate availability actually at the station. We are retired btw so rail connectivity isn’t relevant re commuting.

A new station was opened not too far from where I used to live earlier this year.  Plans were announced for it back in 2007, so you may want to revise your view of the "near future".... Furthermore, regardless of the planning process, you don't tend to see the prices rises until people see the cranes and diggers, and actually believe it's going to happen.  I think you're going to be in for a long old wait to be honest.
  • Thanks again, I hadn't really considered a price increase too seriously until a friend mentioned it.
We aren't going to wait for the train station to open to move, but thought it was worth considering.

This train station has been talked about for decades so whilst I don't think anyone is holding their breath, the chances of it opening are greater than before.
