Roof Issues in Five Year Old New Build with PCC

We bought a one-off new build from a individual developer in 2020 (built in 2018).  It didn't come with a warranty, only a six year Professional Consultant Certificate (PCC) - expiring next summer.  We've just discovered significant issues with our roof - tiles are lifting as the mortar(?) underneath them is crumbling, the lead work is coming away and the wrong guttering has been used, leading to overflows.  We've also been advised that water ingress is likely to occur (if it hasn't already).  The bill for remedial works is £14k - and has been given to us by a professional roofer that we know and trust.  We also know that the developer has had complaints from other properties he's built and is known for shoddy work.  Do we have recourse here, either with the consultant or the developer?  If so, how would be go about it?  Very grateful for any advice.

    If you bought something retail, it would need to be of merchandisable quality. Not sure what length of warranty would apply to a house.
    I would speak to your solicitor who advised you during the house sale.
  • Thank you for your comment. Our solicitor has advised that the only recourse is via the PCC, so looking to understand if anyone has successfully claimed against it before?
