How long to wait after purchase/land registry before can sell ?

Hi all,

Long story short, relocated to different part of country, realised have made a massive mistake, and very "homesick" for previous location.
House bought in June, sale is now listed on nethouseprices.com so assumed its been registered with Land Registry - just emailed solicitor to find out when this happened.

I was thinking give it 6-8 months from registration then stick it on the market, as it should be coming up to Spring by then or even in Spring.
From what i have read, some banks & BS will not make a mortgage offer if the property was registered less than 6 months previous ?

    Purchased less than 6 months previously, yes. So December. How long it took to register isn’t relevant. Though expect suspicion about why you’re selling so quickly.
  • Thanks user1977.  So March/April 24 would be 9/10 months ish - i understand the suspicion point, although we have no issues with the house itself, neighbours are fine - even the area itself is nice, just not where we want to be.

    Wont be doing anything this year, and sound out some EAs early next year.
  • Whether the LR has been updated is irrelevant.. If it's in the LR backlog you can apply to have it 'expedited' if a sale is dependant on registration.

    The issue is few mortgage lenders will lend on a property within 6months of the previous purchase. Of course, it'll take you 3months or so to find a buyer and go through the conveyancing.

    And nothing prevents a sales to a cash buyer
