Obtaining details of leasehold

Mum has gone into a nursing home and we’ll be dealing with the sale of her flat in a ‘McCartney and Stone’ complex. We’re at the point of getting valuations and EA asking about details of the lease. There’s no paperwork in the flat from the original purchase and Mum can’t remember. Where’s the easiest place to get the details? Would the management company have the information?
There’s never been a separate bill in respect of the lease although there are six-monthly service charges which we presume would include an amount, but not itemised.

    Typically, the estate agent will want to know:
    • Years remaining on the lease
    • Annual ground rent
    • Current annual service charge
    • (Plus the estate agent might want details of 'event fees' - for example, there might be a percentage fee to pay when the property is sold)

    I'm not sure what you mean here.

    The estate agent would normally just want the total current annual service charge - which would be the two latest 6-monthly service charge bills added together.

    Yes - the management company would almost certainly have information about the lease length, ground rent, service charges (and event fees, if required).

    Are they happy to talk to you? Or will they only talk to your mother?


    And/or you can download a copy of the title register for £3 here: https://www.gov.uk/search-property-information-land-registry

    That will tell you the lease length (but it might not tell you the ground rent). But the estate agent should download that anyway.




    Edit to add...

    You probably want to know about 'event fees' as well - i.e. whether you'll have to pay the management company a chunk of money, when the property sells.

    Got all of that except the length of the lease. Looks as if LR are our contact.

    Update - Since been online to LR and obtained the details we needed 👍
