No. But, some threads ago on here I said that when I rented for a long while, my next door neighbour was always a bit superior with me because he was a homeowner and I was renting (below market rates - it worked for me). And that some of the houses I am considering were better than his. Same guy. Me coming in with a cash offer for his father's house ... it feels weird.

The charge from 2010 could be equity release.

I can see that would work well in a situation like this. But, now that I believe I know who the son is and he is someone I know 'in real life', I'm not sure about all of this.
But obtaining the death certificate and Will might confirm whether the son is the person you think it is or not.
Will your next steps be different if it is the person you think versus an unknown stranger?

Yes, that's right. My next steps may be different. I'm still not sure about this ... I'll sleep on it.

I am a cash buyer, but don't want things to progress too slowly.
If nothing has happened in the past four years, I wouldn't bet on things suddenly springing into life.

I thought councils were meant to take some action when properties were empty for a long time.

Let it feel weird, he can only say no and it doesn't sound like you're going to upset a friendship by offering on it.

You never know, he might be happy to turn the liability into a pile of cash.

They can: https://barnet.moderngov.co.uk/documents/s14068/Appendix 3 - Local Authority Action On Empty Homes.pdf  But, there may be reasons why this has not happened.

Maybe. I don't know. Sometimes I just want a simple life. Where is my perfect house advertised for sale by private treaty and where the seller is motivated, prices fairly, and works towards a quick and easy completion.

I wouldn't think it would be equity release as they are not known for their patience after the owner has died.  One near me they waited a whole six months up for sale.  Patience is not their middle name.
