    Even if it weren’t a legal requirement surely you’d want to get these things to make sure your tenant is safe, especially a family member.  
  • I would pay for the buildings insurance myself in this situation but wouldn't get a new EPC/EIRC/Gas cert as even when they are done next day something can go wrong. They are just on the day inspections with no warranty or insurance for failure.
