Management Pack nightmare

Have a buyer ready to move into our house asap. 
We are packed ready to go to retirement flat. Information from sellers Management Company causing huge delay. Can anything be done to speed this up?, (please)

  • Have you solicitors chased it, explaining the urgency?
    how long have you been waiting for the pack, and what was the estimated timescale given for its supply once payment was received?

  • I had a similar problem when selling my mothers retirement flat. The solicitor and I both chased but eventually it was chased and sorted in 24 hours when I contacted the manager of the flats - she must have had a magic hotline! 
    Took me 27 months to sell and I didn't want to lose the sale. (bought for £239,000, sold for £185,00 - be careful!)

  • Hi, in our case, there are two such packs. Both have now been received by our ( purchaser) solicitor. She has fired back 3/4 questions to seller's solicitor who has emailed Management Company. That was over 2 weeks ago. I've chased up my solicitor and the estate agent from where we sourced the flat, a couple of times. Yesterday the manager of the estate agent said he'd phone the seller's solicitor and get back to me. He hasn't.

    I'm thinking, "is the seller's solicitor actively trying to push the managemnt company along or sitting waiting?. Because she's not being paid by me, ive no authority to approach her.

    My solicitor stated in a letter to the seller's solicitor at beginning of August," are we on course for a 14th August completion" the reply was, "I don't see why not". But then came the questions.

    Solicitors don't really do "pushing" or "chasing" - it's not part of their job. 

    If the seller's management company are causing the delay, you should tell the seller to chase their management company.

    When you contacted the estate agent about this, it's a bit surprising that the estate agent didn't phone the seller and tell them to contact their management company.


    It might help to tell the seller what the enquiries are, the date they were sent etc - because sometimes the initial reply from the management company will be "What enquiries? We haven't received any enquiries.".


  • Update. Our daughter has spoken at length to my solicitor with my ok. Nothing to report. Then she spoje to First Port, Management Company. They listened and promised to action within 48 hrs. Then she phoned and left message with complex manager.

    Huh, the estate agent has phoned me to suggest i call my solicitor to enquire if the questions were that important and should we/ could we proceed without waiting. Im actually thinking thats not something they should be saying.

    It's a completely valid suggestion. 

    As a completely random example,
    • The lease might say the lobby has to be painted every 5 years.
    • And the solicitor is asking "When was the lobby last painted?"

    Maybe you think "I'll take a risk and buy the flat without knowing when the lobby was last painted."


    Or it might be a much more important question...
