Buying a house from an onwards chain waiting for probate - Advice please

  • My understanding is that there are two stages which can be quite long with the process, applying for probate, then probate being granted

    Have you confirmed that Probate has been applied for and had a date the submission was made? This will give you an idea of how many weeks it is taking and potentially work out when it can be chased. 

    My friend was reassured by the Estate Agent that her probate purchase had been “submitted” and waited months with chasing, but seems it hadn’t been applied for as early as the EA had indicated, once it had been submitted took 3 months to be granted, however this was during their upgrade of the computerised system which seemed to cause additional delays.

    We have a letter from their solicitor stating that it had been 10 weeks since applying to probate on 3rd August and that they are unable to chase it until WC 18th September so I'm assuming they are 15 weeks in now

    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

    The property my son is buying is a probate sale; probate has just been granted after 3 months.

    I did a DIY probate online for my dads house at the end of last year. Everything was as requested and it only took about a month for it to be granted. My OH has her dads house going through probate via the solicitor he appointed in his will when he died in April, and it has been 4 months and counting. It does seem that the probate office has slowed somewhat this year, and solicitors don't exactly bust a gut to get it done.

    Yes luckily they have taken on more staff this year
