(No planning permission was required as the orangery does not exceed the allowed size etc.. )
24. The buyers solicitors have requested a policy to be put in place to cover the missing coloured plan for the Transfer dated 22/06/2012, Please see attached policy. The policy is £127.60 (inc VAT) for the document and we charge a small fee of £52.00 plus VAT to carry out the works dealing with this. Please confirm you are happy to proceed with the policy and pay the fees associated with the same

what do your solicitors say / advise?
I think you've answered the first one, and the second looks like you ( or your solicitor from previous sale ) should stump up.
Is it worth losing the sale for £200?
as an aside if the policy is £127.60 - can you own solicitor do it and change less - or can you do it yourself?1 -
We have told them on a number of occasions that planning permission was not required. We keep being asked for it. 🙈
the second item I guess we may have to suck it up. I’ve contacted Redrow legal team to query the missing coloured plan. Does make me wonder why this wasn’t picked up by previous solicitor?Wonder if it’s worth me asking the question? It was purchased 5 years ago0 -
yeah, redrow should have that - they have missed it out of the pack and should have been picked up.1

I’ve emailed their legal team and they tell me they do not have plans that old and also they do not deal with registration of the property at the land registry. They are blaming the solicitor if the original purchaser. 🙈0

Just agree to the indemnity on the second thing - it's a reasonable request, although the £52 admin fee is a bit steep - ask your own solicitor to put that in place as they should just deal with it as a routine part of the transaction.
