Purchased with cash unregistered property WITH title deeds. Can I get a mortgage whilst unregistered

I bought an unregistered house for cash in Nov 24. The owner (Son of deceased owner) had all the original purchase info and my solicitor was able to expedite the land register entry in 2 weeks. The owner was going to do it voluntarily but didn't. It did not delay the purchase.juicybiscuit said:Recently completed on a cash purchase of house. We are planning to do substantial work on the house and once plans are complete will need to get a mortgage to fund the re-build. Given there are very long delays with new property registrations at the LR would we have to wait for the property to be registered in our name, or would we be able to get a mortgage before this happens?
Very confused as to how this works. I was under the impression that a lender would have lent on the house even if unregistered provided proof of title was in evidence. The offer of a mortgage would then have triggered a first registration at LR upon completion. But given we now own the property outright yet registration is not in our name/unregistered, does the same sort of process still apply? I.E. they'd lend to us? Bit lost. Really hoping we don't have a lengthy and costly wait before we can get a mortgage.

@Land_Registry is the answer here to apply for the FR1 application to be expedited on the basis that the proprietor wishes to take a mortgage against it and requires it to be registered for this to happen?🎉 MORTGAGE FREE (First time!) 30/09/2016 🎉 And now we go again…New mortgage taken 01/09/23 🏡
