    Surveyors take photos of the roof of a property (from ground level) I believe, and can see a fair bit from that. When you eventually get the report from the surveyor, presumably with recommendations for work needing doing you’ll have a better idea of the commitment involved in owning the house both financially and timewise - bearing in mind there’s always some commitment to owning any property. 

    The survey may set out recommendations for urgent work (if any) work to be done in the next year or so and work that’s desirable but not urgent. 

    My (small) house has a tiled roof and since I had leadwork done at the edges where it joins the firewalls either side and round the chimney I haven’t had any rainwater leaks. The surveyor will probably tell you if there’s leadwork or not and probably provide you with photos so you can see for yourself. It’s expensive to have leadwork done if you can afford it but worth it.
