Tree maintenance on unregistered land

Just looking for advice. My garden runs down to an area of unregistered land which is known as a spinney, One of the trees has fallen into my garden. I have contacted my local council and the land registry to find the land is not registered. We will remove this tree this time at a cost to ourselves. Moving forward my concerns are many other trees need maintenance and do not want to have to keep paying out in this happens again. Thanks

    When you say unregistered do you mean there is no unidentifiable owner? Just clarifying because registration came along relatively recently in land ownership terms, for example my parents house bought in 1986 was unregistered.

    The land will be part of the Crown Estate if there's no title.

    The land was owned by a builder who went bust and we trying to identify the builder who took over the site but this was 50 years ago 
    We have been in touch with our history group and the parish council with no luck so far

    be careful you might end up with a building site if they realise they have some land to build on

    Does the land back on to just your land or does it back onto land belonging to your neighbours as well? 

    People I know where the second option above applied got together with their neighbours to buy the piece of land that had recently become available at the bottom of their gardens.

    If the land was owned by a company that was dissolved then the land reverts to the Crown. It's probable that following the liquidation the plots were sold off piecemeal & this bit got left behind.

    If you occupy the land for 10 years & maintain it then you can claim it as your own.

    Thank you for comments. The land is on steep slope with small brook running through it. We keep the brook tidy from our side We are the only house it backs on too. Although it sounds a lovely area. It would be a huge undertaking to manage with large amount of overgrown trees and high maintenance

    Yes Richard_ Reed exactly what we thinking. We have suggested to all parties that it is dangerous as children walk down the Brook when it's dry, We will keep pursuing. Crown Estates looks they way forward. We discovered the Builder went bust after completion
