"Excepted Estate" Question

If I've had my late mother's house valued and the two estate agent valuations plus the rest of her estate are under the inheritance tax allowance to tax to be liable, can I go straight to the application for probate?
I've tried calling HMRC and they are almost impossible to speak to.

    Are they well under the threshold or would a higher sale price push it over the limit?
    When I did probate for my FiL’s estate,  it was nowhere near the limit so I went straight to application,  it was very simple to do as long as you have all the pertinent information.

    It's well under.  Flat worth £220k - £230k and £8k in cash.  Contents of flat negligible value.

    As that is all covered by her NRB no IHT return required so you can straight to the probate application. If I was you I would add a bit to that top valuation to avoid a CGT issue if you are planning on selling.

    Both estate agents valuations are in writing. Do I have to send those with the application?

    No, the probate office do not need to see those.

    I added £15k on top of valuation for probate and as it happens, that’s what it sold for during lockdown when prices were going mad.
