Buying a bed & breakfast that has had some change of use seems vendor didn’t submit plans HELP :(

So it sounds like you're still awaiting advice about what (if any) discrepancies there are between the use / layout and any necessary consents, and what your options are if anything needs remedied or insured against. he saos he didn’t need planning permission as there’s no structural work be done but he has made 2 apartments with kitchens in the building so has done work as there is 2 more kitchens now so the work has seemingly taken place since they purchased the 15 bed hotel in 2017 as he said he did the work.1 -

there may also be a question about building regulations because it sounds as though there have been some substantial changes inside - for example have walls been added or removed0

Building Regulations Approval would definitely have been needed and I am pretty certain PP or Change of Use would also have been needed.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0
