I bid and won a piece of land at auction but when my solicitor went to complete it wasn't land registry compliant.
It is now 3 weeks over completion date as buyer not sorted.can I resind the contract

She not really much help was going to send a completion notice and take from there.surely it should have been OK with land regisrty before auctionlight bulb day 1st march 2006 :A :A :A :A :A0

What does the contract say? I wouldn't expect an auction contract to say much more than they'll convey to you what they have, and it's up to you to sort out any registration issues.1

What isn't Land Registry compliant? Is it the plan of the land?
The way forward probably depends on whether the seller has done anything wrong.
Auction properties are often sold "as is". i.e. You look at the legal paperwork, and if you are happy with it, you go ahead and buy. If you're not happy with the legal paperwork, you don't buy.
It's possible that you did not look at the legal paperwork thoroughly enough, so you chose to buy a property with "dodgy" paperwork.
Essentially, you probably need to ask your solicitor whether the problem is your fault (because you didn't check the paperwork thoroughly before buying), or whether it's the seller's fault.
(If it's your fault, you might end up having to pay the seller some damages.)

I think you're saying that the plan provided by the seller isn't compliant with land registry requirements.

Are you saying that your solicitor is going to serve a notice to complete on the seller, or the seller's solicitor is going to serve a notice to complete on you?
If your solicitor is going to serve a notice to complete on the seller, it sounds like your solicitor believes that the seller is at fault.

My solicitor is going to serve notice to complete they supposed to be sorting it this week that was on Fri but still nothing so fed up.we wouldn't have found this until completion .we checked all plans which we thought was OK .

And the saga continues still haven't completed as land resirt won't except plans and we also now found out the right of access has the incorrect land regisrty number.it relates to a property 30 miles away.

Sorry but buying at auction is always a risk and buyers have to check everything before they bid.
Sounds like you did not get a solicitor to check the legal pack in advance...1
