Above is the reply from my solicitor when I had a query pre-set aside hearing. I do still have a paper copy of the lease but it is a rather large document nearly 60 pages.
Take it with you to the hearing anyway, but can you find any pages about the right to park or to use the communal outside area? Rights of Way?

If yes, take photos of those pages and add them to your WS bundle and say the full lease will be brought to court.

    Thanks @Coupon-mad.

A good point about bringing the full lease to the hearing, I'll mention that.

The lease extracts referring to parking have already been included in my WS (exhibit 3).

Just checking that all Exhibit numbers in the main body of the WS relate to the contents table  -  for instance:-

"16. A further collapse occurred on 30/12/2017, crushing multiple vehicles that continued to park in
the marked bays along the wall (see Exhibit 02)"

    Should that be Exhibit 4?

Yes, fine spot @1505grandad - many thanks for reading through.

@Coupon-mad's suggestion about bringing the full lease to court now added too.

    Afternoon all

Legal assistant Joshua Reid has now supplied a skelly to the court before the hearing on Monday the 8th of September.

It has the usual 'generic defence' argument but mentions lease terms too.

Is there anything else in your opinion I could address/supply to the court before the hearing?

Many thanks to @Coupon-mad et al as always for your time.

    We won!...Again!

Showed up for a morning hearing with Judge Campbell in Bath CC. Once again UKCPM/Gladstone didn't show up.

I think the no show particularly irked the Judge this time. She briefly went through and agreed with all my points, struck out the claim and brought up the subject of costs without me even having to ask!

After a few questions about what I do for a living and why I'm not able to go back to work today(had to find someone to cover me etc..), Judge Campbell awarded all my costs(Gladstone/UKCPM not showing up being 'unreasonable conduct')and I was on my way!

I will post the letter confirming striking out the claim when it arrives but in the meantime a huge, heartfelt thanks yet again to @Coupon-mad and other users for your continued guidance and support on this forum!
