I imagine your ex even if you did get a viewing would make every effort to put them off. I think you need to get rid of her. Give her a few weeks warning telling her you will be moving back in as you can't afford rent and mortgage and she needs to leave.
Then go up there and change the locks. It's your house and you have every right to exclude occupiers of your property.
Maybe you rent it then if you can't sell it? I wouldn't worry about the bills as generally you will get free council tax for a period (check with the council) if it's empty, water isn't normally charged and you only need to pay standing charge on the gas and electric.0 -

I once tried to look round a property where a couple had split and the one in the house quite obviously didn't want to sell as they had their huge barking dog growling in the hallway when they said 'come in'.0

you get cheated on, you levae the house you own, you let her live there with her offspring without paying rent while trusting her to be supportive to get a sale done?

the kid is not your responsibility, you might like the kid and that speaks to your character, but the kid is HER responsibility, so are HER finances and HER life.
speak to your solicitor again, if that person says "play nice", change solicitor and find one that represent YOUR interests, not HERS.
Get her OUT, then sell or move in temporarily, even if you dont like it.

You need to file to evict her, or tell her you're moving back in on x date and that she needs to vacate.
But you can guarantee that she'll change the locks as soon as you make any plans known to her, so you'd no doubt end up having to get bailiffs to force entry and remove her.
You could try to enter when she's not there to change the locks, but I'm not sure how legal that'd be and it'd almost certainly be messy.

I like the idea someone suggested about going there for a week with a mate to help force the issue. And make the mate the best looking person imaginable and ensure that there's lots of snuggling, hand holding, giggling when the ex is in the room and lots of noisy sex sounds when she's not.
