Outbuilding in garden

Hi,

We are thinking of getting someone to build an outbuilding in our garden. I have had someone who measured up the place and am awaiting a quote from them. What should I expect? We live in Leicester.

    That depends on many factors such as size, materials used, what finish you have asked for

    Has your architect given you a ball park figure ?

    I don't know. In terms of size this builder that we had the other day has told us that he can build and outbuilding in our back garden that will be 16 sq. m. in size approximately and has quoted us 19k for it. The building will also have a toilet and a shower inside. The roof will be fibre glass. The walls will be made of bricks to match our property. He will also skim it from the inside and build a concrete floor inside too. Does that help?

    No architect is involved. Do we need to involve one? We just contacted a local builder.     Depending on location in the garden and the overall height, you may need planning. Building Control will also need to be notified and you'll need sign-off on some of the work at least.
    Check the legals before you do anything more (and don't rely on the opinion of a builder).

    You don't need an architect for an out building no.  Just a competent honest builder.

    If it was an extension then you'd pay a lot more than £19k.

    You probably want to ask some questions at least about what foundations, power, single or two layers of brick. Do you need it insulated properly so it isn't a shed?

    Is he running water to it?

    Do you need an ethernet cable or two for internet?

    And it is an extension that needs building regulations approval, so £19k is too low. 

    You want something that will add value to your home and be warm, safe and most importantly, stay standing.  Sticking £19k on little to no foundations isn't a good idea, for example.  

    It should be more like £30k if you're doing it properly.
