Why is agricultural land so much cheaper than buying a piece directly behind our garden ?

Do you intend to remain in the house for a long time?
If not, remember that not every potential purchaser wants a 30m long piece of extra garden and you may not get back what you paid for it and as mentioned above you may not get pp for usage as a garden,If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales1 -

There have been several instances of this being done without planning permission resulting in being required to return to agricultural.
it might be OK if you used the land to grow fruit and veg, but probably not if you intend to landscape.0 -

Yes they record the sale price of (most) sale transactions, but from what you say this field has not changed hands
