Why is agricultural land so much cheaper than buying a piece directly behind our garden ?

    Do you intend to remain in the house for a long time?


    If not, remember that not every potential purchaser wants a 30m long piece of extra garden and you may not get back what you paid for it and as mentioned above you may not get pp for usage as a garden,
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    You should check with the local council planning dept that you permitted to cultivate the land as a garden.   This is essentially a change of use

    There have been several instances of this being done without planning permission resulting in being required to return to agricultural.
    it might be OK if you used the land to grow fruit and veg, but probably not if you intend to landscape.
    I absolutely agree. Everyone else has failed to mention that planning permission is needed to change the use from agricultural land----and that such permission is rarely given.
    indeed !, i was just about to mention PP , a way round this would be to apply to change it to horticultural use as another poster has said , for an example an orchard/allotment garden (although i dont know if this would need PP),

    .......When doing some digging the field was valued at 8k aprox 12 years ago on land registry. ....
    Am I missing something? I was not aware that the Land Registry values land.

    Yes they record the sale price of (most) sale transactions, but from what you say this field has not changed hands
