After sending the VOA the floor plans from my house and the neighbours they have sent me this letter.

Yes, I understand that but there must be more than one other house in your street or area of similar size? What are all the other 5 beds in your immediate area?silverchoice said:

A band B for a 5 bed seems completely wrong, I don't think I know anyone who lives in anything more than a 3 bed with a B rating.
If all your neighbours are E as are surrounding areas then I don't think you have any valid argument to stay a B.
You need to look at more than one house which might be incorrectly banded. If all the other 5 beds are an E which is more than likely, then I don't think you have any case at all.1 -

It is an end terrace two storey house which was originally two houses. It has 5 bedrooms. Its internal area is 154 square metres (mine is 140 square metres) according to the EPC. This house is in band D.

I don’t know. All I’ve done is sent them a few emails asking questions and also details of similar houses in lower bands.lincroft1710 said:
