I'm not sure what you were looking at but high rise ex local authority blocks are not a safe investment and can come with extortionate building renovation costs.

That area is the second worst in Nottingham. I know it well & wouldn't touch it with a bargepole. My daughter used to date someone who lived in a 1 bedroom flat just round the corner from where you were looking. It was a dump & loads of problems with vandalism, noise, rubbish, low level crime etc. There's a good chance the type of tenants you got would be the type of tenants you wouldn't want. The housing stock is all pretty old too, so expect non-trivial maintenance costs.1
