Kitchen ideas

Hi everyone
i am looking for some creative ideas about redoing my kitchen.
I initially wanted to knock down wall between kitchen and downstairs toilet to make a larger kitchen space however the council will not allow me to remove a downstairs toilet.
I want to utilise the view I have at the back of the house and want to keep a dining room.
There is a garage behind downstairs toilet which runs along the side of the house.

Can a toilet fit under the stairs? A bit of work needed to put a new waste pipe in but would then let you use the shower room to extend the kitchen (assuming its only the WC the council are insisting on).

Yes they are just concerned about the wc however I think putting the toilet under the stairs maybe too small0

Just turn the downstairs shower room into a much smaller cloakroom? And turn the kitchen window into bi-folding doors to 'utilise the view', then extend the row of cupboards along the full wall (brick up the existing door, or turn it into a window over cupboards?)0

Good idea
not sure I would like a toilet within Visual distance from the cooker0 -
Building regulations - specifically Part M of Schedule 1, as explained by Approved Document M, section 1.17:Wes121708 said:@Vik91 quick question why won't the council let you remove the downstairs loo? Just something we may possibly want to do in the future.
1.17 A dwelling should comply with all of the following:
a) A room (which may be a WC/cloakroom or a bathroom) containing a WC is provided on the entrance storey.1
