Were you tight on the affordability as well? Again, no expert, but it seems really odd for Halifax to sink it for a questionable marker on a utility bill 3 years ago.jemmarocks said:
Wow really? How old was the CCJ? This is what shows upRelievedSheff said:I'm no expert by any means but I suspect that there is more to this than 2 missed/late payment markers from three years ago.
Halifax are one of the less strict lenders. We managed to secure a mortgage through them with a CCJ on my credit file.
There are brokers on here who specialise with cases with adverse credit files. They may be best placed to advise what your next move should be.
The ultimate answer though is you absolutely will get a mortgage if this is the only issue you face. No comfort now obviously but don’t worry too much as you will get one.1 -
The CCJ was 5 years old at the time of the application so still visible on my credit files.jemmarocks said:

It has since dropped off and we both now have squeaky clean credit files so hopefully our next mortgage application will be a lot less stressful!!1 -
Not really advice and I know things have change a lot over the years my mortgage was with Halifax all be it over 20 years ago but the same thing happened to me however it was a ccj that was found for an old water bill that was like £90 I couldn’t believe it also the fact they took me to court for £90 plus charges.
had been excepted made an offer was like weeks away from exchanging in the end had to pay it off get a certificate of satisfaction explain why I hadn’t paid it had to go to the branch and have a meeting lol again explain why It wasn’t paid and got to a ccj.
In the end excepted and we brought our first home all be it with a higher interest rate
they must be something else a few missed payments from eon 3 years ago seems harsh £2820/£4000 0% 24 months pay £150 HSBC
£2,100/£3000 0% 27 months pay £150 M&S
£3,050/£4000 0% 27 months pay £150 HALI
£2,200/£7250 0% 14 months pay £60 RBS
£990/£2000 28% Zable closed £60
mortgage £22,000/£89,000 2 years left1 -
Not really much to suggest for the OP right now but for others reading this, get your credit files before you start to look seriously and having done that, find a broker and get a decision in principle. In this way, potential shocks should be out of the way before you start making life-changing decisions.I am a mortgage broker. The broker has said the valuation has been issued this morning and that’s fine and Halifax have asked for our July bank statements this morning so hoping there is a small glimmer of it going through.0 -
Couldn’t agree more. I am the type who religiously checks their credit file every week but my partner isn’t and this is on his credit file. If we’d have known this was on there, it would have been resolved 3 years agokingstreet said:Not really much to suggest for the OP right now but for others reading this, get your credit files before you start to look seriously and having done that, find a broker and get a decision in principle. Do you have any current credit commitments that would lower your affordability.jemmarocks said:No19v87 said:

If they are asking for further information then they are still working on your case so have not fully declined it!1 -
Oh I bet he’s been properly told off.jemmarocks said:

Not heard back from broker but they are on annual leave this afternoon. I have called Halifax myself and they’ve said they can only offer us 85% mortgage, not 90% anymore. Obviously don’t have an extra £13k to spare 🤷🏼♀️RelievedSheff said:
