Halifax Mortgage declined - please help! Unfair credit markers

I am absolutely distraught and need advice please.

My partner and I have recently made an offer on our first house, it’s been accepted and the mortgage broker has found us a mortgage with Halifax. 

Today, we were waiting to hear back from the mortgage valuation but instead got an email back that we have been declined for having low credit score. Broker wants to appeal so has asked us both to download and share our checkmyfile credit scores. Mine was squeaky clean as expected but my partner has 2 missed payments from EON from 3 years ago.

At this time, we rented a flat and found out when getting the final bills that the electricity meter was broken. I had a 3 month email complaint with EON that eventually settled in our favour and I have in writing that they were at fault and they would stop any further action.

Now it’s stopped our mortgage going through…what can we do? I have called OFGEM who said it needs to be handled as a fresh complaint. I have emailed EON to raise a complaint and forwarded to their CEO as well as tweeted.

Is there anything else? We are being evicted for the second time in 2 years (owner wants to sell) and we have 2 dogs so it’s impossible to find somewhere to rent.

absolutely devastated, I’ve been working so hard since I turned 18 to build up my credit score and now the time has finally come and it looks like it was all for nothing

    It may be hard to remember the details after 3 years but well worth getting your case together through checking your old emails and any paperwork you have from that time...
    You will want to be able to show that you challenged the incorrect final bill promptly, and that when you received a correct bill it was paid before its due date. 
    It is possible to have won the original compliant but still end up with valid markers on the credit file so just need to be able to show the markers are wrong as well as the original bill being wrong...

    Thanks yes I have all this already and have sent to the broker to pass on. Just hoping it’s enough for Halifax to reconsider. The 2 months the marker is for is one where the bill was £0 and the other was -£82.27 so can’t understand how that can go against us!

    Has your broker suggested any other option or will you appeal with Halifax first? What happened out of curiosity, was it approved subject to valuation then they changed their mind?

    Thanks I hope so! He’s suggested trying Accord if the Halifax appeal doesn’t work but the interest rate is higher and there appears to be a £500 product fee.

    Yes with Halifax, I thought it was all good to go subject to valuation this morning. We applied for the mortgage Friday 14th July so assumed anything would have come up straight away. My credit report shows Halifax hard checks on the 14th and another on the 21st.

    Will update when I hear back but so far heard nothing about from EON Twitter saying they have no evidence of me ever having an account with them 😬
  • I’m by no means an expert but two hard checks by Halifax in a short space of time doesn’t seem right? Could this of caused a negative towards you on their credit scoring?

    Possibly? There’s another from Bank of Scotland which is also them 🤷🏼‍♀️

    Broker should know that the scores aren't important but the masses of data, relating to your financial management, is.
    There is more than 1 credit Reference Agency so look at them all.

    Also, there are so many lenders out there there's no reason to go straight to one of the big high street ones.

    There are experienced members, on this subforum, that are in this field of work so wait for one of them to see this or contact them directly.

    Keep reading this subforum today and you'll learn a lot of things - which will allow you to see this isn't the deal-breaker you might have imagined.

    Thank you for the advice, I have been up all night devastated about not being able to get a mortgage that I’ve been working so hard for, for so long. 

    I had an ex leave me with debt in my early 20s and I got a default and couldn’t get credit. I swore I’d never get myself in a position like that again but feels like here we are again.

    I'm no expert by any means but I suspect that there is more to this than 2 missed/late payment markers from three years ago.

    Halifax are one of the less strict lenders. We managed to secure a mortgage through them with a CCJ on my credit file.

    There are brokers on here who specialise with cases with adverse credit files. They may be best placed to advise what your next move should be.

    I'm no expert by any means but I suspect that there is more to this than 2 missed/late payment markers from three years ago.

    Halifax are one of the less strict lenders. We managed to secure a mortgage through them with a CCJ on my credit file.

    There are brokers on here who specialise with cases with adverse credit files. They may be best placed to advise what your next move should be.
