    Thank you I have contacted my dad who has said it is the deeds from his father for the house that he has found 
    That should make things a lot easier, the deeds need to be passed to your aunt to get things moving, she is the only one who has the authority to act. Perhaps a face to face with her might be best. Make copies of everything your father has.

    I don’t think my aunt has a solicitor. As she is the administrator do we have to give the deeds to her? Or can my dad instruct his own solicitor?

    As you don't trust your aunt, I would take the deeds to a solicitor to have certified copies made and so that the solicitor sees the actual deeds and minutes your concerns in case the deeds go missing after they are handed over.

    Yes she needs to deeds otherwise nothing will happen. Get certified copies made though. No point in taking legal action at this stage, just offer to help your aunt in any way you can, it’s quite possible she is just out of her depth.

    She will need the deeds to be able to sell the house.
    We did a first registration of Dad's house before putting it up for sale, thinking that some people might be wary of a property that wasn't on the Land Registry site.  
    She may find that easier done through a solicitor - the cost will come out of the estate.

    It’s not a problem at all to sell an unregistered house as long as you have the deeds.
    Why would it put a buyer off?

    I think the vendor needs to be quite explicit with the possible purchasers. Probate obtained, deeds are with our solicitor, who has checked them over and whether it will be a full or possessery title. 

    Not, 4 weeks to complete but ooh er, the person with the deeds is on holiday for 6 weeks or house on sale and the executor hasn't even completed the probate forms.
