EPC expired with existing tenant

I've had the same tenant in my property for about 7 years now and the EPC has now expired.

My question is whether I need to get a new certificate? From what I've read on the rules I don't think I need to get a new one until I want to re-market the property or am I mistaken?

Secondly as it is D rated will this still apply in 2025 or will I have to get it up to a C and get a new one then or does having the same tenant still exclude me from having to get a new certificate?

    It costs about £50/60 to get an EPC done so spend the money and claim it as an expense of renting. 
    I would wait and see with regard  to the Banding and what will happen

    My friends have a flat rented and managed by EA. The EA got a new certificate mid-term and, as it was poor, said that the improvements had to be made more or less immediately.
    BTW, the old EPC was done by some charlatan. It stated double glazing while in fact it is single.

    If you don’t need to get one then don’t.  You aren’t advertising the property so it isn’t required at the moment.

  • You’re right, you don’t need to get a new EPC if you’re not remarketing the property and you’re not issuing a new tenancy agreement. The important thing is that there was a valid EPC at the start of the tenancy. 

    There is not currently a requirement for rental properties to achieve a C.

    Thanks, that was the main thing I wanted to check that I wasn't breaking any rules by not having a valid EPC anymore.
