Contents Insurance hassle

This new property has turned into a real hassle. My solicitor did the usual checks as it's in a mining area. 'Nothing to be concerned about.'  Paid for a structural report to be absolutely sure, which also gave the all clear. I should be able to get tenants in 2-3 weeks. I got new and second hand furniture in today. An insurance guy said 'it's in a subsidence area so needs referred' - this is for contents only.

I know it's in a mining area but last time the area was mined was 1894....like my solicitor said, if anything was going to happen it would have done so by now 

The reports show the building is in (very) good condition but they're ignoring that.

The building itself is insured under a block policy thankfully.

Is being 'referred' going to be a black mark against my name for my own home insurance?

The whole of the west of Scotland is a mining area fgs.

    So have you done searches for LLs isurance widely. It should be possible to get this pending getting tenants in.

    How much contents do you need?

    If it needs 'refferal', fine - let them refer and see what the underwriters say!


    Personally I always do insurance searches before buying so that I can insure quickly from the  moment of comitment (Exchange in England)

    I just need £10k. Is a 'referral' considered as a black mark?
    I did a quick search but they all quote for buildings and contents. Then found that if I put the rebuilding cost as zero, I got a 10k contents premium for £174 but have to put down as one of kids staying till get tenants. My son has keys and says he'll stay here for few days with g/f.

    I'd thought it would be simple to get a contents only quote

    Tried brokers also. One broker said - ohhhh, it's in a subsidence area, it needs referred.

    No, it means it needs someone to review the case as the computer system hasn't been programmed to be able to deal with your situation.

    It should be simple. You want landlord insurance that gives you a small amount of contents cover. Try a decent broker. I’ve used alanboswell.com and simplybusiness.co.uk.
