Are you suggesting adverse possession because your garden fence is in the 'wrong' place?
Your query doesn't appear to be about unregistered land - I suggest you change the title or clarify your post.0 -
I don't know where you read this, but it is only partly true. You can apply for adverse possession after 12 years, but you are not guaranteed to succeed.

Similar for registered land, though when you apply the LR will write to the registered owner inviting any objection.1
