Advice on house buying - solicitor enquires

Hi,

I am in the process of buying a property, me(buyer) and the seller are just waiting for the enquiry responses back, then a completion date will be set.

My solicitor has asked the council for written confirmation that a deed of covenant is not required and also for an incorrect date on the register of title to be changed and sent back. This was requested 4 weeks ago, and we have not received them back.

My solicitor is quite slow and i have asked her to chase them up. Could i call the council and chase them up myself?

    Sure, but you're likely to get the same response that your solicitor gets i.e they've received the enquiry and will respond when they can. 

    You're one of likely hundreds of matters being looked at. You might think yours is more important, but here's the thing, so does everyone else.

    So instead of spending time looking at the query, it's spent responding to 'chasers' from impatient and or entitled folk.

    4 weeks is not long for your solicitor to write to the the seller's solicitor to request that they write to the Council and the Land Registry to provide the answers to their enquiries.

    You could try calling the Council, but as you are not the current owner of the property, they may not be willing to speak to you. 

    Do you know what conveyancing involves and how transactions proceed?  Your solicitor does and it is almost certain that they are not being slow, merely that you have unrealistic expectations.

    * no - There's more than that before a Completion date can be set. Be patient!
    * enquiries go to your seller's solicitor, who passes them to his client (your seller) who answers them. So if your seller is 'waiting' rather than answering, you will have a long wait!

    The council has no involvement with the 'register of title'. That's the Land Registry

    Your solicitor is probably not being slow. He's sentoff the enquiries and until your seller responds there's really nothing your solicitor can do.

    You could ask the estate agent to chase the seller to return the enquiries.
