Questions around Stamp Duty

Hi Folks, I am a little confused on how much stamp duty I will pay....I am looking to buy a property at £430,000

 My Situation is
  1. I have sold my main residence (currently living with parents)
  2. I own a second property which has been a buy to let property since 2008 (I will be keeping this)
  3. I want to buy a new property to replace my main residence which I will live.
  4. I will still own two properties at the end (1 main residence and 1 buy to let)



From looking online I found "You will not pay the extra 3% SDLT if the property you are buying is replacing your main residence and has already been sold." Using various online calculators I am getting figures ranging from £9,000 stamp duty on the government website to £21,900 on other third party websites. On the government website I have selected 'I own an additional property' && 'The new property will replace my main residence" Please can you let me know how much you think I should be paying? I need this information to really determine my budget and deposit allowance.

    I just spoke to the stamp duty helpline on (0300 200 3510)  who confirmed it would be £9,000 if anyone was wondering

    How long ago did you sell your main residence?

    You must buy the new house within 3 years of selling original.
