In this instance you appear to have move in criteria of the gardens and weeds to return it to.
Sadly in life we all have to deal with grumpy and rude people just don't take it to heart.
I always like to follow up with an email. Just state you are in the process of moving out with packing and boxes and you are working towards the end of tenancy date. Any comments made about the appearance of the property will be ignored and your priority is moving out and not making the property look nice for the Estate Agent and you do not expect them to treat you in such a rude manner going forward.1 -
Appreciated thanks! Incredibly stressed right now and really don't need EA funny stuff. We've always paid our rent on time and we're effectively being forced out due to the huge rent increase. Thankfully we found somewhere else.Ok so just to be clear, I allowed the EA access to take pictures, they moaned and refused. Not my fault. I don't see how I can be liable for some kind of losses arising out of this situation, accusing me of preventing remarketing. Hopefully the deposit protection scheme won't decide in their favour on this if they do try it on.I've read through my tenancy agreement and there are clauses about allowing viewings in the last two months of my tenancy, so assuming I comply with that I should be fine? And just in terms of breaches it's incredibly unclear what actual losses the LL is entitled to. £50 per lost viewing? £5000…? Etc0

1) define ' allowing viewings in the last two months of my tenancy'. When and how does your tenancy end? Fixed term expiring? That does not end the tenancy. You served notice? Date you served and date of expiry. Something else?
2) Even if you breach that clause by denying the LL access, how could he prove, to a court, that he had suffered a quantifiable loss as a result, and how much?
OK, maybe he has to delay marketing the property due to lack of access/ lack of photos, but that may, or may not, result in lost revenue - he'd never be able to prove it though......1
