Struggeling to sell - any tips?

    One big reduction - fast.

    If you drip feed price cuts you’ll end up chasing the market down and then be forced into a big reduction to sell, thereby selling for even less.

    Get sold quick.

    Spot on, don`t get caught in the tweaking presentation and small price drops trap.

    We went on the market in April.
    We had 2 offers in the first few weeks, the first (over asking) went AWOL and the second, (a bit below), "suddenly realised" they couldn't access their deposit till nearer the end of the year. Since than we've had a couple more viewings and it went quiet.

    We reduced the price at the end of May and that led to a few more viewings but no offers.

    Does anybody have any tips about strategy or the house or anything else?
    The thread is slowly moving away from your original question, but has anything posted been of help so far?

    When I were a lad there was bread and dripping for tea every night, and we all had tin baths.............

    The thread seems to have gone quite off course, where we should be focussing on helping the OP work out what they might need to do to sell their property. All this discussion of percentages, years, ages, incomes should really be on a separate thread dedicated to such discussions?

    As it happens we contacted the agent for a discussion on dropping the price and ended up getting an offer just after we asked for this. With help of the agent we managed to negotiate up to not far off what we were thinking of dropping to, se we decided to go for it. Fingers crossed it'll all go through ok.

    While the agent was disappointed, we actually think it's a fair deal in the current circumstances.
