Bathroom extension costs ?

1,000 Posts Third Anniversary Photogenic Name Dropper
Roughly how much should we be looking at for a single story 3.5 metre by 3 metre brick extension with sloping tiled roof - on the side of our house - accessed through a hallway door (at present - window)
This is a downstairs wetroom - under disability (so VAT free)
We have the plans and believe that full planning permission is not required

    How long is a piece of string? There are so many variables that nobody can really make a useful guess for you. You can only really get some builders in for quotes.

    How much per sq metre for example?

    The price per square metre is only a rough guide, and is affected by location, access, groundwork issues, etc, but 2-3 grand a metre is possible.

    It will also depend on the sort of finish you want for the room in the end. You can spend hundreds doing the actual bathroom or tens of thousands

    There are so many variables, the drainage and water supply can be quite simple, or can involve a huge amount of work to connect to the existing utilities or having to move them. 

    As I said, at a rough guess somewhere between £20K and £50K. but only a builder would be able to tell you which end of the scale.

    In the current market you will be north of £2.5k/m2 plus VAT.

    Check whether you require Building Regulations Approval/Building Warrant.
