When should I get keys?

My solicitor got my funds for a property purchase on Friday. It was sent to buyer's solicitor same day but 'held' till today so they could release keys. The money was forwarded to the seller's solicitor account as of this morning but they've not yet confirmed receipt. The flat is empty, with the seller living in a (really nice) large property. The large one was also up for sale and is under offer.
As I used funds from an inheritance, meaning no involvement with mortgage companies, when should I get keys?

  • It should be today. Once the sellers solicitors have confirmed receipt, the house is yours
  • It's variable sometimes midday sometimes end of day.

Whether you had to have a mortgage or not, the answer is basically the same - on legal completion of the sale. Are you expecting that today ?

Once the seller's solicitors have received funds they will confirm completion with your solicitor and the selling agents (not necessarily in that order) and you will be able to collect the keys after that.

Got the keys just after mid-day. A couple of alarm bells went off. No hot water, gas boiler may be the issue. Wet to meter and it's a blooming pre-payment meter. It says 'owed £80.56, emergency credit £0.00'. Does that mean the previous owner owes £80 and that perhaps the gas has been cut off? I pay by quarterly paper bill in my own home.

did they mention who the suppliers are on the property info form? I think you can find out who the suppliers are using the meter details, need to phone them to discuss - does sound like some money is owed on the meter

    "Wet to meter" means what?

Which meter is prepayment - gas or electric?

Explain to supplier (suggest ceo get details  from ceoemail) that you are displeased to be discriminated against over having to pay to go from pre-payment to credit as you and they know there is no charge to go from credit to prepayment.

And that you'd like the debt wiped, if not see them in court and point out social media is so powerful....

It's a typo from "went to meter".

I think jumping to threatening the CEO with court is a little bit extreme.  Nobody has suggested that the debt is PoGee's to pay and nobody has suggested that PoGee will have to pay to go from prepayment to credit.  Don't try to create problems where there aren't any.

It's pretty normal to move into a property with a prepayment meter and discover debt on it, many people just stop topping up when they know they will move out and standing charges just keep getting added.  The proper procedure is to contact the supplier and say you are the new occupier - they send a new top-up card/key (or new account details if it is smart prepayment) and reset the balance to zero - and can arrange to replace (or switch if smart) to a credit meter.

Lol bit strong it's normal to have to contact the energy supplier day of moving in to provide day 1 meter readings and whilst there on the phone get this sorted.

I am wondering what kind of LL you are now 🤣🤣
