    Anything under 10 years and covered by the NHBC we don't bother.

    We do cast an eye over the obvious areas of concern.

    As mentioned in other posts always have a 10k reserve fund for repairs set aside never max out your budget thinking you won't be spending any money on a property you need a maintenance and repair pot that you keep topped up.

    Could be, hence the question to establish whether the 'new' smell was due to redecoration.

    If it is, then the next question is whether it is worth getting a survey done so a professional can look for signs of movement that a coat of paint can't cover up.
