Enquiries still ongoing

For what seems like an eternity, my purchase has been stuck on the enquiry stage. 6 weeks plus? Now I'm starting to get a bit worried, I just heard back from my solicitor and apparently what the vendors solicitor sent in response was inadequate and did not address the original enquiries raised. They've had to follow up.

I know this seems paranoid but could this scupper the whole transaction? Without the assurances needed I presume my lender won't want to know and I doubt my solicitor would agree to act any further.

My tenancy ends at the end of next month with no recourse and I'm desperate to complete before then. Until that happens I feel like I'm effectively homeless.

Haven't you been given any detail about what these enquiries are and why the responses are "inadequate"?

Why do you have "no recourse" about the end of your tenancy? Have you served notice?

My solicitor sent me a copy of the enquiries raised and I've been told the responses were not satisfactory, that's all. Yes I've served notice. Not looking for sympathy about that though as the LL has jacked up rent and I'd rather move to a HMO than accept it.

Ok, so what are those enquiries? They might be things you can take a view on.

Why not answer user1977's question if you want advice? 'What are the enquiries'? (they might be relatively unimportant but we can only guess). 'inadequate' in what way? If you don't understand them, quote here and we can comment/advise.

Serving notice on your tenancy is always unwise before you've exchanged contracts. Your purchase is always liable to delay or even may fall through.

And which ones have inadequate answers?  What were the answers and why were they inadequate to your solicitor?

We can't help you when you drip-feed minimal information.

Those all look pretty routine and don't suggest there's anything significant to worry about. What's inadequate about the responses? Is there any information which you personally are interested in? Presumably you know things like whether or not there's a boiler or if there's a wind farm next door?

That's literally all I know, my solicitor said their responses to the questions were inadequate. By looking at the questions, I don't think they were asking the earth. One BIG BUT, however. I have been made aware that the vendor is classed as a 'vulnerable adult' in terms of some aspects of comprehension although whether they're sufficiently supported and cared for is another matter. I suspect not hence they're moving into supported accommodation.

I literally have the boiler servicing/maintenance details which my solicitor sent me. Not worried and I doubt it's that but I need to find out what the hiccup is. As for the wind/solar farm it's rather silly and insignificant. The house is literally in a minor city centre and I can't begin to see how those would be in any way an issue without !!!!!! off 100's of people

Asking for a 12 year old FENSA certificate and 14 year old boiler installation certificate is often unlikely to get a sensible response.

I'd also say it's pretty pointless asking for 30 year old planning documents sometimes.
