    No wonder some LLs get a bad name.

    I personally haven't got the time to find out what our tenants are up to 24/7 - I have a life.

    I personally expect wear and tare - that's what maintenance is for. A nail in the wall to hang a picture on isn't a problem, it's a bit of filler with paint.

    The same nail through a cable - that's a different matter. Anyone who chooses to hang a picture directly above a socket or light switch is asking for trouble.

    If I had done that then I would have had it rectified pretty blinking quickly, or not been entirely surprised when the LL wasn't happy!!

  • i don't expect it to be done before i leave... i would like you say like to have the inspection on the day i hand back the keys... i will put this to them to see what they say!
    I will take plenty of photos... its just hard to know what to take photos specifically of!

    "For the inventory/condition check to be completely legally binding it must be signed by both the landlord and the tenant on the day of the check. However, if one or the other party has failed to attend at the appointed time of the check the attending party has the advantage by default. The importance of notifying exit dates & times, inventory dates and times in writing cannot be over-emphasised."

    "In an ideal situation the inventory and condition checks are carried out in the presence of the tenant by an independent inventory clerk. However, in many cases there is no check or it is carried out after the tenant has vacated.

    If the inventory is not signed by the tenant it has far less validity in court. Provided that adequate notice of vacating has been given the landlord has no excuse for not arranging for the inventory prior to the tenant vacating.

    The tenant should be provided with a copy of the inventory with any shortages or dilapidation noted."

    RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.
