Anyone able to offer advice on what flooring I should get for my rental property in London?

Hi Guys. Me and my wife will soon be moving out of our 2-bed flat and will be renting it our, but not before we redecorate it as it's not in its best state to put it lightly. We will be ripping out the carpets, which are currently disgusting and we're having fights over what type of flooring would be best for the flat, since it's going to be rented out. I still think carpets are a great idea, even cheaper ones can be worth it in the long run with proper maintainence. My wife, however, insists on hard flooring since she believes it will up the value of the property and it will be easier to maintain. In terms of hard flooring, I know wooden flooring is out of the picture as it's quite expensive, so we're considering vinyl and laminate, or carpets as mentioned previously. I found an article (Carpets vs Hard Flooring For Your Rental Property) which goes fairly deeply into this topic, but we don't want to base our decision on this article alone. If any landlords or landladies have been in this dilemma before, could you give me some insight on the best course of action? Thanks!

A lot depends on which floor your flat is. If it’s ground floor, wood is OK but definitely not if it’s an upper storey flat because of the noise and nuisance hard flooring it would caused to the residents in the flat below!
I believe that in some leasehold flats this can be a condition of tenure.0
