Land registry alert

Hi all, long time lurker, today’s the day to post as I’ve had a Land Registry alert that activity has been detected on a freehold property I own outright.
On checking the name of the applicant, I discovered it is a bona fide London law firm.
I have emailed them them and will also ring the Land Registry first thing.
I have emailed them them and will also ring the Land Registry first thing.
Any ideas, what could this be?
Thankyou in advance

Ring the law firm in the morning and ask them

It's very difficult to imagine what it might be if you are not aware of being in the process of selling the property. Is your property leasehold so that it might be the sale of the lease/ground rent to another landlord?
I would call the Land Registy first to express your concern, then call the Solicitors and see if it can sorted. They might have made a mistake, but I would get them to confirm the situation via email, not just take a verbal reassurance.
You can all the Land Registy back if you find that there is a valid reason for the transaction. The comments I post are my personal opinion. While I try to check everything is correct before posting, I can and do make mistakes, so always try to check official information sources before relying on my posts.1 -
What does "activity has been detected" mean?
I'd be trying to clarify that first before shooting off to anywhere else. Unless you already know and just didn't want to write it here.1 -
I was hoping for some ideas of what it could be, I haven’t initiated anything0

@jomo1962 It could be any number of things - a search, a charge, etc. The alert email itself should give you some clue as to what it is about. If it isn't clear, might be worth speaking to the Property Alert support team number given in the email to understand what it means. They might not give you detailed information but should still be able to tell you what activity took place.jomo1962 said:Hi all, long time lurker, today’s the day to post as I’ve had a Land Registry alert that activity has been detected on a freehold property I own outright. On checking the name of the applicant, I discovered it is a bona fide London law firm.
