Buying house with a modified conservatory

Basically looking at buying this house but when I viewed I realised the extention is just a conservatory which has had a solid roof fitted and also has radiator off the boiler from the house. I know they should of had regs for this but incase they don't just wondering if I'd come across much problems if I did buy?

    As you say, because of the heating, it should have had building regs sign-off. (Or if it's over 30 sq meters)

    If it was built more than a 12 months ago - there should be practically no risk of building control taking enforcement action.

    Even so, your mortgage lender might insist on indemnity insurance.


    But as for "problems" - any conservatory can have problems if it's not built well. For example, if the foundations aren't deep enough, there's insufficient insulation, the floor isn't constructed properly, poor quality timber/materials, etc.  How long ago was it built? Was it built by a reputable company?

    If you get a survey of the house, the surveyor would obviously look at the conservatory and tell you if anything looked dodgy.

    We recently  had the conservatory  roof replaced with a solid roof.
    We had the council inspector  out twice to sign it off and got building regs.
    Heating from large rad off the central heating.
    Can now use this room 365 days a year 
    Roof was over 350mm thick with 6 layers

    Sorry what I mean by problems was with the purchase, any legal issues I should be expecting. They say they have the papers but saying they have before I put an offer in and actually having them when it comes to it are a different story.

    If the estate agent came back to me with that answer you said then I would of been happy. But it didn't seem like it was that clear which got me concerned.

    If they have the papers there is no issue. If they don't have the papers i also don't see any issues dependant on when the conservatory was built. If it was over 7 years then indemnity is pointless. Looks like a good upgrade, however do check the support for the upgraded roof.

    The only concern would be the word "solid roof" fitted. Was the conservatory designed for this solid roof?

    What is the lifespan of a conservatory and how difficult is that space to heat in winter?
