First Time Buyer - What do I offer?

You are looking at houses that are too far above your budget.
You need to be more realistic and lower the price bracket that you are searching in to have any hope of having an offer accepted.0 -
That said with all the comments above you just never know. As stated open the dialogue with the Estate Agent and see if it's at all a possibility and leave your offer on the table with them.
Back in 2017 we did get a property originally advertised at £335,000 for £275,000 so anything us possible.
This was because the property wasn't important to us just a stepping stone to something else and if we pulled it off an easy £50k 12 months later and the plan all came off.0 -
We wanted to view a house earlier this year, but it was on at £175k and our max budget was £160k. I phoned the EA and had an honest conversation with them, said we were interested in viewing but our max budget was £160k so asked if they could speak to the seller before we waste their time. They contacted the seller who said he would accept an offer of £160k but no less, so we viewed the house.
In the end, the house wasn't for us, but it was really helpful having that conversation prior to viewing so we knew where things stood.0 -
When I was in a similar position, a friend asked me "Which is more upsetting: being laughed at or losing £50K?"
