I hate to say this, but what happens if the farmer dies?

Trust a farmer where land is concerned? I wouldn't. In fact I wouldn't even consider buying the house in the first place. Many and varied are the stories of farmers stitching up unwary purchasers. Leylandii prisons, ransom strips, the sudden relocation of slurry pits....
Or he continues to farm but that includes industrial size production of chickens or pigs just the other side of the fence.....

My parents were lucky to have nice neighbours who will willing to ensure their cattle were grazing on the lower 40 for a couple of weeks before I was married.  Having a wedding reception at my parent's farm (crops only) was lovely as there was no accumulated affects of some few dozen cows leaving their muffins directly upwind for a lot of time before the party.

Thankyou so much for your replies.
Am glad I’m not being just an old misery, as they say these days ‘my radar’ was on alert (or something like that!)

What timescale are you interested in?  Chance it will be a nice field in 70 years?  Or 70 days?  My confidence would fairly obviously decrease with timescale...

Define 'building'. he could put agricultural buildings on it, which don't generally require PP.
