    OP it reads as though your "ownership" of this patch of land is no more than wishful thinking at present.  Your neighbour maybe thinks he should/could claim this land.  There can't be a conveyance of it to you without approaching the developer and ask them to confirm their intention to convey it to you.  Contact the current registered owner (developer) and ask what their current intentions are, then you'll know.

    If neighbours also have a right of access over the land (do they? Would be easier if we could see the plan) then ownership is fairly academic, as there won't be much you can do with it.

    As it is a private road I am unsure of my rights. The neighbor's argument was that anyone can park anywhere on the road. I believe that because it is a private road, if I am blocked the police will not intervene. I am sure that  a sign would be like a red rag to a bull. We have tried to talk to them about other matters and have been accused of harassment. By the way it isn't just us, the other Residents have trouble with them but our house is the only one affected as we are at the furthest distance from the public road.

    Your conveyancer ought to have advised you about those when you bought - didn't they? Usually you'd expect a report from them explaining the title provisions to you.

    The report was very generic and didn't mention the private road. Also I cannot now get my conveyancer to respond

    Did you use the developers suggested conveyancer by any chance? If so the I wouldn't expect them to respond now.

    No we used the conveyancer connected with the Estate agent. Not only are they not responding to email or voice messages I appear to be locked out of their document system so I can't check any documents about the sale.
