EPC - What is the point?

  • I totally agree with Stubod.  I would happily pay for unprejudiced advice as to what I need to do in a 4 bed detached 1920's built house to make it more effecient energywise.  It has cavity wall insulation.  The roof is uniqueish in that the small clayrouge tiles are lying on an underlay of wood tiles and then there is insulation.  I have TVRs, Hive, and a separate water heated tank so not a combi because 'it is too big/number of radiators'.

Having looked at houses for sale in my area via zoopla and rightmove most are EPC rated D.  To progress up the scale - cavity wall insulation (yes, great as long as weather and type deemed appropriate), underfloor insulation and solar panels gets you up to a C.

It is SOOOOOOOOO broadbrush.   Uderfloor insuation is costed as low - 2000 ish which I don't believe.  Solar panels areabout right - 4k-6k.

Older houses built with fireplaces and chimneys can lose heat up the flue. If you’re not using the fireplace you can block the draft with a ‘chimney sheep’ draught excluder: https://www.chimneysheep.co.uk/

    would've . . . could've . . . should've . . .

There's definitely no 'a' in 'definitely'.
  • umm - yes, lots of houses in my area with 'original features' i.e. fireplaces included especially in bedrooms.  Wonder if that is taken into account in EPC - no mention in suggested improvements.

I have 2 multifuel stoves so chimneys 'blocked off' other than lining from stove through chimney to outlet (chimneypot).
