One other thing to consider is there’s a small chance that the CC company may class it as a ‘cash-like’ transaction. 

I wouldn’t be putting any sort of fees on a CC, the mortgage company will do a final credit check on payout and it is their absolute right to pull out even at that stage.

have you considered a tesco clubcard credit card if you shop there? or a sainsbury's for nectar points?

last time i looked at top cashback there was a £25 cash back for applying for tesco's card
