selling without estate agent

Hi All heres my first off many posts
My situation is that i have signed a agreement with a estate agent to sell my proprty before the hip was introduced last week on 2 bed homes the sign is not up untill monday and his not in the paper until after the new year the home is on rightmove and brochure have been produced. Though i put a advert on my works intrent a week before and today a lady as come and made me a offer which i should accept. My question is this isnt through my agent, should i take it off market and save there 2000 pound fee ? or not ,and if i do will there be a charge from the agent ? and how can i prove this lady as the money as if take it off and pay the estate agent a small fee then find out she dosnt have the correct funds.
Any advice welcome

If the agent had sole selling rights they get their commission if they had sole agency rights they don't.
