    I'm not in NI but when the EA says sold, how sold? Exchanged? 
    I wonder about the buyer’s situation, you say it sold quickly so perhaps a cash buyer? If not and they need a mortgage, and you say they plan to live there, then things will be tricky unless you surrender your tenancy (assuming it is similar to E & W).

    I actually landed home early in the middle of the viewing, it was sold in less than a week, the guy I seen was an older gent in his late 50s, if it was him that bought it I’d say he’s a cash buyer, probably sold his other house for this one
