Houses listed higher than ever?

  • Estate Agents definitely trying it on too, there's 1 in my town that seems to price about 50k above others ...... consequently - they're not selling and few vendors seem to use them now !

    What's even weirder is that **** 2-bed-and-a-box-room houses are being listed for £350-400k in some of the worse parts of northern England (near Newcastle), yet you can buy literal mansions like these for around double the price, in much-lovlier North Yorks:

    Sure I can't afford anywhere near those, but why are "normal houses" only half the price of something like that? You're getting MUCH less than half the amount of house / land! Barely even a quarter. 

    Normal houses seem to be overpriced by around 3x at least.
    They are lovely - my son has just moved to Leeds so we may have to follow!

    Down in the SE near Chichester, we’ve gone from 720 within 5m to close to 1600 properties for sale since July. Mondays and Tuesday are fun as you see all the RM re listings for price reductions.

    what’s interesting is the lower end of the market ie 3 bed semis. There’s currently only 15-20% difference between prices in what used to be the largest council estate in Europe and places 800m from a harbour.

    There seems to be a minimum expectation that a 3 bed semi is around £300k.  In the more ‘location, Location, location’ settings the £600k - £1m bracket is filled with a lot of crud.

    One person's crud is another's potential to add value.

    Lot of crud round us on the market the good well presented properties without landish interiors have all sold in the last 4 weeks.

    Yes. To be fair, it’s a lot nicer than when I used to live there in the 80s. Remember vividly not being allowed down certain roads or around certain pubs for a variety of reasons!

    This is happening in my area as well. Houses being reduced a few times and still not selling.

    I remember similar, although parts are quite spacious if I recall correctly. Lots of large gardens (front and back) and open aspects across green space. Probably not the same now. In Portsmouth the green spaces seem now to be filled with flats.

    It fascinates me a bit when a house sits on the market for yonks at the same price. I suppose if you're in no particular hurry to sell you can afford to wait for someone to bite but it does seem odd that you wouldn't reduce the price eventually. There's one near us that's been on the market for well over a year now for example. I love it that the blurb mentions that it won't be on the market for long so buy it whilst you can!
